Young Buyers Invest in Boston Luxury Real Estate

October 13, 2012 |

There are more young buyers in the luxury market compared to a few years ago. Their price range generally varies from $400K to $20M – a very wide range depending on the couple. That said, it’s important to make sure that Boston condo sellers are in tune with the younger buying power and their increased presence in the market.

Make Your Boston Condo More Appealing for Young Buyers
Granted, homeowners decorate their homes according to their need and taste, but it is very important to know what sells and what the mass appeal is once they decide to put their property on the market. To create mass appeal for young Boston luxury real estate buyers:

  • Decorate with neutral colors like taupe, light grey and other earthy tones, so prospective younger buyers can visualize their own furniture in the house. Too much color, knick knacks everywhere, large floral arrangements and designer wall paper are all too distracting for most young buyers. That goes without saying about furniture as well – toned down is best.
  • Put a coat of fresh paint on the walls. This is a quick fix with a huge impact. Also repair visible holes and cracks to give the property an overall fresher look.
  • Update the kitchen and baths, since these are always big selling features. Even if you don’t want to invest too much money in redoing your kitchen, change the cabinet doors, add a new sleek countertop, get new appliances and refresh tiles and fixtures in the bathrooms. These updates make a significant impact on overall appearance.

Young families don’t want to deal with renovations and they don’t have time the time to devote to fixing up a property. If your home needs a lot of work, make sure it is priced accordingly so that people feel like they’re getting a good deal. It’s natural, having lived in your home for so long to feel the place is perfect, but keep in mind that others may not necessarily feel the same way.

So, listen to your agent and follow her/his recommendations for getting your Boston condo ready to be put on the market and pricing it for sale. Ready for a consultation? Contact me to learn more about selling your home.
