Some townhouses in the Back Bay, Beacon Hill and the South End have outdoor spaces like terraces or decks with urban gardens. With a little investment, you can add color to make your outdoor spaces more vibrant and desirable.
Outdoor Spaces Can Sell Luxury Boston Condos
Lush outdoor spaces, however small, can sell the property. Even if you don’t have a garden or a roof deck, window boxes filled with greenery and flowers can have a huge impact on a buyers' decision. I was marketing a gorgeous townhouse before the spring season and it was too soon to plant any flowers, so the seller bought artificial plants and tulips. Needless to say, they looked very real until you actually touched them. It made a huge difference when prospective buyers walked in and provided a “wow” factor that separated it from other Boston homes on the market.
Don’t underestimate the power of gardens and plants, however small. Make them look lush and inviting. There are luxury Boston condos with only a strip of outdoor space. Sellers can add trellis to make the space appear to be a much larger garden space. They sometimes put a small fountain in the area or even set up a small table and a couple of chairs. Some accessories on the table, like wine glasses etc. or maybe a grill outside makes the small garden space inviting and functional. Otherwise, the first impression of any prospective buyer would be “oh, the outdoor space is not useable…”
Little touches like this go a long way and will help sell your home faster. Visual effect is 80% of the battle - this includes sprucing up outdoor spaces, as well as cosmetic remodeling and touch ups, updating paint colors, kitchen cabinets or retiling the baths. There are many ways to show off your property in preparation to sell it with the buyer in mind. Remember to make it appear inviting and functional.
