Getting Your House Ready for Sale

Ready to sell your house? There are a few small projects sellers can do themselves that add property value and also some larger-scale luxury renovations that may be a good option.

Bear in mind that kitchens and bathrooms always sell the property. The following modifications always make a big difference: replacing the counter tops, changing the cabinet doors and/or door knobs, updating the tiles and hardware in the bath room, re-glazing the tub, caulking and painting any cracks. You would be surprised how spending a little money goes a long way. Buyers will not pay as much for a “tired looking property”.

If you’re planning to stay in your house for a few more years and enjoy the luxury renovations, there are more extensive construction projects that boost value. These might include creating a media room or gym, or completely renovating the kitchen/bathrooms. My advice is not to go overboard with too many customized and personalized additions. Keep it simple, elegant and functional. Otherwise you may not recoup all your money when selling the property.

If none of the above is an option for you, staging your home might be your best bet. Everyone’s taste in furniture is very personal. It’s important to cultivate mass appeal when opening your home to potential buyers. There are great professional stagers (some more expensive than others) who can help you prepare your home to sell. Stagers usually rearrange your existing furniture, de-clutter, and generally try to open up spaces. It makes a huge difference with the most astounding results. I HIGHLY RECOMMEND staging your home. It makes the home “more sellable”.
